What is the MLS?
A Multiple Listing Service or MLS, is an extensive database of homes for sale, land/lots for sale and rental homes listed by Real Estate Agents who belong to that MLS. The term MLS is generic and there are actually several hundred MLS services throughout the United States, but there is usually only one per local area.
How much does it cost to cancel my listing?
You can cancel your listing at any time and there is no charge to cancel. A cancellation charge can be one of the “hidden costs” with some of other brokerages.
How much does it cost to make changes in my listing?
There is no charge to make reasonable changes from time to time on your listing.
How Long does it take to get listed?
1-2 business days after we receive the paperwork & photos from you
What are Real estate services for a fee?
Listing on the MLS for a set fee (select a package which we offer) is the exact same thing as listing with a well-known 6% REALTOR® commission . You are just paying less money because you are paying for a set of services instead full Realtor representation. Your listing looks exactly the same as all other listings. You can sell your property to someone not represented by an agent and NOT pay a buyer agent commission, however if an agent brings a buyer, that agent will need to be paid a commission. This is perfect for For Sale By Owners and all other property owners.
Will my phone number be on the MLS available to all other buyers’ agents?
Yes, we will put your contact info on the MLS for agents to call you if they have questions or would like to show your house.
How will I get offers?
Buyers’ agents will either deliver a copy to you of an offer personally or email it to you. If they send copy to us we will be glad to forward it to you.
Can I personally list my property on the MLS without a REALTOR®?
No, only a licensed REALTOR® who is member NAR (National Association of Realtors) and the local MLS board can list on the MLS. There is no other way to have access to MLS database.
Who handles the paperwork?
The buyer’s agent and title company do most of the paperwork, but we are here to assist.
When will I receive my MLS#?
Your MLS# is created at the time when we post your property on the MLS. The MLS number and the link to your listing will be provided to you.
Will buyer’s agents be unwilling to show my property since it is listed for a fee instead of commission?
No. Your listing looks same as any other listing on the MLS. The buyer’s agent concerned about only his commission part, which will be written on MLS. (We suggest to offer 2,5%-3% it can be n-amount as well) The seller’s agent commission ( or since it is sale by owner, no commission) is not the buyers’ agents concern.
